Duane Hartman began acquiring investment properties in the 1970's and in 1989 made it an official business by creating Duane Hartman Investments. Duane was a savvy business man who wanted to provide affordable housing while building a legacy. Today, DHI is owned and operated by his family whose employees are like family.   • How do I apply?

    At DHI you can apply and pay your application fee online. On this website, click on the "availability" tab at the top. Select the property you want to apply for. Click on the "apply now" button.  All applicants  will need to create either a pet/animal profile or a no-pet profile using our firm’s third-party screening service. https://dhi.petscreening.com

    **Even though you apply online, we require you to meet the property manager at the property you are applying for before we will review your application. Management reserves the right to make exceptions**

  • What is the criteria for Approval?

    1. Credit Report - Score is not necessarily a factor. It simply supports the other criteria.
    2. Tenant history and positive landlord reference required.
    3. Employment/Income - We will check to make sure you are employed and/or have the income to support your rent payment.

  • How long does it take to process my application?

    It generally takes 2 -3 days. It depends on the response time of the employer and landlord.

  • How long are your leases?

    Most of our leases are 6 months or 1 year. Shorter-term leases may be available. 

  • Do you allow pets?

    Yes and no. We allow pets in our single family/townhome properties. We do not allow them in our multi-family properties. A pet deposit and fee will be required if the pet is approved. You may not have more than 3 pets per household. Service animals and emotional support animals are allowed with the proper verification.  All applicants must create either a pet/animal profile or a no-pet profile using our firm’s third-party screening service. https://dhi.petscreening.com
